This experience positions us to address one of the most demanding accommodation challenges in the Nordics: housing thousands of workers, at hyperscale, for the multi-year construction programmes now underway across Finland and the Nordic region.
Sunborn Modular villages will be designed to offer premium-quality, hotel-standard accommodation as a complete, full-service solution – housing, catering, housekeeping, security provided through licensed partners, maintenance and site interface, all delivered by one team under a long-term contract, tailored to each project. We will manage the process from design and permitting support through to ongoing operation, delivering services to a high professional standard.
Accommodation facilities will be relocatable and suited to multi-year construction projects – flexible and able to expand and adapt as project needs change. Turn-key, and delivered to suit the needs of each individual client, their programme and construction schedule.

ACCOMMODATION DESIGNED AROUND THE WORKFORCE
Every Sunborn Modular accommodation facility will be designed from a flexible range of room formats, from compact single rooms to larger executive and office-style options, so accommodation can be matched to the make-up of each workforce rather than forced into one standard layout. Typical room sizes will range from 10 to 26 square metres, with single occupancy as the standard configuration, alongside both ensuite and shared-bathroom options, tailored to each project.
Villages will be designed to offer full board, including shift meals, along with housekeeping, laundry, and all utilities — heating, power, water, waste and Wi-Fi. Gyms, saunas, lounges and outdoor areas will be designed to Nordic standards, giving residents a proper place to rest, not just sleep, while round-the-clock reception, access control and CCTV will be designed to help keep each village secure. Parking and site-bus interfaces will be included in the design, with ongoing maintenance intended to keep every village in hotel-standard condition throughout the project.

BUILT TO A HIGH ENVIRONMENTAL STANDARD
Sunborn Modular is a subsidiary of Sunborn International Plc, which holds Nasdaq's Green Equity designation, reflecting the share of the Group's revenue and investment aligned with the EU Taxonomy for sustainable activities, together with its sustainability governance.
Sunborn Modular villages will be designed for energy efficiency, drawing on renewable power where available on site, and avoiding diesel generators or other polluting on-site power sources. Villages will be connected to local utility and wastewater infrastructure wherever available.
Because every Sunborn accommodation village will be fully modular, it will be able to be dismantled and removed once a project concludes, leaving minimal lasting impact on the local environment.
